1. Only an Exclusive Buyer's Agent (often called an Exclusive Buyer's Broker) can guarantee to represent you during all phases of the home buying process... without compromising your best interests.
2. EBA's are bound by law to negotiate on your behalf to protect your best interests during all transactions. And the high level of negotiation, training and expertise of an EBA truly levels the playing field when it's time to make an offer on a property.
3. An EBA helps to determine true facts as to value, market/neighborhood conditions, and obvious physical defects of the home.
4. Because an EBA solely represents the buyer and protects their best interests, the seller is always unaware of the highest price the buyer is willing to spend (or how much a lender has qualified the buyer to borrow) during the negotiation process. That levels the playing field for the buyer. For this reason alone, it's quite common for buyers to save thousands of dollars during the critical negotiation process when negotiating through an EBA.
5. An EBA will insist that the buyer retain the services of a qualified home & pest inspector who will also treat the buyer as their client, as opposed to a customer.
6. Listing agents (i.e., the ones with "For Sale" signs in front yards) and the company that they work for represent the SELLER, not the buyer. Their fiduciary responsibility to their SELLER client is to generate the highest price and on terms which benefit their client.
7. An EBA`s job is to negotiate the best price, as determined by and on behalf of their BUYER client, and on terms deemed satisfactory to their client.
8. EBA's are well suited to work with job transferees. EBA's give you straight facts about any given market, town and/or neighborhood -- both good and bad. A listing agent is prohibited from telling you anything (except disclosures required by law) that might be considered detrimental to the BUYER because they legally pledge to represent the SELLER's best interests.
9. An EBA will help you to discover financing alternatives if a traditional mortgage isn't right for you. They may advise you to be pre-approved by a lender because a fully approved loan makes you a more powerful cash buyer in the minds of the SELLERS and their agent.
